About Us...

For more than 17 years, Landmark has been leading the way in Community Association Management Services in Baldwin and Mobile Counties. Our Baldwin County staff has extensive experience in homeowner association (“HOA”) management ensuring your governing Board and property owners will receive responsive service and expert advice.

We currently manage associations ranging in size from a 6 unit condominium association to a single-family, multi-­amenities HOA with 600 homes. We offer services to meet virtually every category of property association management duties, including maintenance of homeowner mailing lists and records, management of finances and reporting requirements, procurement of landscaping and other maintenance services and enforcement of deed restrictions.  We offer our association management services in Baldwin County including Daphne, Fairhope, Point Clear, Spanish Fort, Loxley, Foley, Gulf Shores, and Orange Beach.  We also offer association management services in Mobile County, Parts of Southern Mississippi, and the Pan Handle of Florida.

Our on-site numbers people are always here to help. Each Association is staffed with their own bookkeeper, manager, and usually a compliance team. The bookkeeper assigned to our Association works closely with the other accounting employees. By doiong this, we are attempting to hedge against future mistakes. Further, because we rely heavily on our contractors, especially the landscape crews, it is essential that they are paid on time once they complete the job.

Compliance Services

The Covenants & Restrictions where put in place to protect everyone’s home value. While most people move to these neighborhoods for the protection of these documents, they also want to live in a community that offers uniformity. On the other hand, you have some homeowners who feel this unjust and unfair to have to adhere to these guidelines. We are here to be as strict or lenient as the Board wishes.

With our weekly patrols, sometimes more than once a week, we stay on top of those who are not following the regulations as they are stated in the Covenants & Restrictions. We have a system for bringing them into compliance and we can provide documentation that the matter is being addressed.

Your assigned property manager will process all maintenance requests submitted by the tenant. Tenants have access to emergency services 24/7/365. We maintain professional relationships with insured and bonded service providers that give quality work at reasonable prices with quick turnarounds, to ensure that your investment is always in the best condition possible.

We carefully screen and select tenants, so your property is protected. Additionally, credit reports, employment and income verification, rental history, criminal and sex offender background check, and personal reference checks are completed to determine accuracy of the application.
